Why decks fail in northern Illinois.
Snow sits on the boards for months. The spring thaw drives water into every open grain, and a south- or west-facing deck then takes a full summer of UV on top of it. The result is the gray, fuzzy surface most Lake County decks show by year three, followed by checking, cupping and loose fasteners by year five.
A proper deck refinish stops that cycle: the old finish and the gray fibers come off, the wood is brought back to a sound surface, and a penetrating stain goes into the grain rather than sitting on top of it. A quick coat rolled over gray wood does not. It looks fine for a season and peels by the next spring, and then it has to be stripped before anything else can be done.

Semi-transparent stain
Shows the grain and wears gracefully instead of flaking. The right call for cedar and for any deck in decent shape. Needs a fresh coat every two to three years, and the recoat is easy because nothing has to be stripped.
Solid stain
Opaque, like paint, but formulated to soak in and flex. Hides older, patched or mismatched boards and lasts the longest between coats. Once a deck goes solid it stays solid, so it is a one-way choice.
Paint
The one we talk people out of. Paint sits on top of the boards, traps moisture underneath, and peels under foot traffic. It also cannot go back to a stained look without a full strip.
Clear sealer on its own gives moisture protection but almost no UV protection, so the gray comes back within a season. We use it as a topcoat over stain, not instead of it.

Stain needs dry wood, temperatures roughly between 50 and 90 degrees, and no rain for a day or two after it goes on. That gives Lake County a window from late spring through early fall. September is often the best month of the year for it: warm days, cool nights, and the boards have dried out from summer.
We watch the forecast and schedule around it. A deck coated on damp wood, or coated the afternoon before a storm, is a deck that gets redone at our cost, so we would rather move the date.

Stained, almost always. Paint sits on top of the boards and peels under foot traffic; stain soaks into the grain and wears instead of flaking, so the recoat is a cleaning and a fresh coat rather than a strip. Solid stain gives a painted look without the peeling.
Most decks every two to three years for semi-transparent stain, longer for solid stain and for decks in shade. A south- or west-facing deck in full sun is at the short end of that range. We will tell you at the estimate where yours falls.
Yes, if the old finish is sound and we are staying with the same type. Peeling finish, or a switch from solid back to semi-transparent, means stripping to bare wood first, which we quote as a separate line so you can see the difference.
Light foot traffic in a day or two, furniture and grills after about 72 hours, depending on humidity and the product. We leave you the manufacturer’s cure times in writing.
Usually after a few months of weathering, once water soaks into the boards instead of beading on them. Staining too early traps the mill treatment and the finish fails. We are happy to look at it and tell you if it is ready.
Minor fastening and board swaps are part of prep. Anything structural, such as ledger boards, joists or posts, gets flagged for a carpenter before we stain, because stain over a rotten board is money wasted.
