Deerpath is the big one: 1,262 single-family homes on 340 acres, most of them built around 1978. Lake Park Manor added coach homes in the mid-1980s, and Kimball Hill's Stone Fence Farms and Town & Country's Centennial Crossing followed in the late 80s. Houses from this era are long past their original finishes. Typical for the time: wood or hardboard siding, long fascia runs, and trim that goes first wherever water sits.

Watch for: bottom-course rot, failing fascia, and old caulk lines gone hard and split.

The late 80s and 90s: Grosse Pointe Village, Sugar Creek, Georgetown Square, Greggs Landing

Centex built Grosse Pointe Village from the late 1980s into the early 90s, and Sugar Creek's custom homes came in the early 90s. Zale Homes built Georgetown Square's townhomes and much of Greggs Landing (Muirfield Village, Inverness, Augusta Green and Pinehurst) around White Deer Run Golf Course in the late 1990s and early 2000s. Inside, that means builder finishes now on their second or third refresh; outside, trim, doors and garage doors due for a full repaint.

Watch for: peeling trim at the joints, faded front doors, and patchy touch-ups that no longer match.

The 2000s townhome communities: Aspen Pointe, Sarahs Glen, River Glen

Rowhome and townhome communities where the association sets the exterior palette, so the work here is mostly interiors, plus trim and doors within the HOA's rules.
