House painters in Grayslake, IL

Grayslake is a 1990s town. More than four in ten homes went up in that one decade, and another fifth followed in the 2000s, so most of what we paint here is production housing from builders like Cambridge Homes, Kimball Hill and Pulte that is now on its second or third repaint. One home in five is attached, so townhome and HOA communities matter here more than in most Lake County towns. Here's what each era needs.

The 1990s subdivisions: College Trail, Haryan Farm, Chesapeake Farms, Oakwood, West Trail, Meadows of Grayslake, Prairie Crossing

Typical for the era: cedar or engineered-wood siding, aluminum fascia and soffit, and builder-grade flat paint on the inside that has now had thirty years of family life. Outside, the bottom courses and the boards under the gutters go first, and engineered siding opens at the cut ends and butt joints where the factory seal was never renewed.

Inside, the common asks are covering stained oak trim and doors in white, fixing nail pops and seams from thirty years of settling, and taking down 1990s wallpaper and borders. All of it is routine for us, and all of it is prep work that decides how the finish holds.

Watch for: bottom-course rot, open butt joints on engineered siding, and paint rolled straight over unprimed patches.

The 2000s streets: Stoneridge, Normandy Woods, Cherry Creek, Carillon North

Mostly vinyl siding with wood or composite trim, so the exterior repaint is trim, doors, shutters and garage doors rather than whole walls, and the first one is due about now. The townhome communities here have HOA color rules; we can point you to what the association needs before a color is chosen.

Watch for: peeling composite trim at the joints and faded front doors on south-facing units.

The 55-plus communities: Saddlebrook Farms and Carillon North

Single-story homes, HOA-approved exterior palettes, and owners who are home during the work. That suits how we operate: one crew, one room at a time, furniture covered and everything cleaned to broom standard before we leave each evening.

Older Grayslake: the Village Center, Arbor Vista and the ranches near downtown

Wood siding and plaster on the pre-war houses, chalking aluminum siding on the 1950s and 60s ranches, and lead-based paint under most finishes on anything built before 1978, which is roughly one home in five in the village. Aluminum has to be washed and de-chalked and given a bonding primer, never just scuffed and painted. Old paint gets contained and handled carefully, and it is worth asking any contractor how they do that before work starts.

Watch for: chalking aluminum, failed glazing on original sashes, and cracks running along the plaster lath.

Siding, trim, fascia, doors and decks, prepped for the freeze-thaw cycle that takes finishes apart here. On the 1990s cedar and engineered-wood houses the work is mostly prep: rot cut out and primed, joints sealed, chalk washed off before a single coat goes on. On the 2000s vinyl houses it is trim, doors and shutters, cut in by hand.
