Typical for the era: wood or early aluminum siding, original wood or painted-steel windows, and plaster or first-generation drywall inside. Aluminum siding chalks after decades of sun, and paint rolled over chalk peels in sheets; it has to be washed, de-chalked and coated with a bonding primer. Every one of these homes predates 1978, so assume lead-based paint under the newer coats and expect it to be contained and cleaned up carefully.
Watch for: chalking aluminum, failed window glazing, and cracks running through old plaster.
The 1980s and 90s: Cambridge West, Cambridge Country, Fields of Ambria
Cambridge Homes built Cambridge West from 1979 to 1994, a mix of single-family homes, townhomes and condos, and Meister Group built Fields of Ambria through the 1990s. Typical for the era: cedar or engineered-wood siding, aluminum fascia, and builder-grade interior paint on its third or fourth refresh. Repaints start at the bottom siding courses, the trim under the gutters, and the cut ends of engineered boards.
Watch for: bottom-course rot, open butt joints on engineered siding, and nail pops and seams from settling inside.
55-plus and newer: Grand Dominion, Glen Garden Estates, Hampton Reserve, The Townes at Oak Creek
Del Webb's Grand Dominion (2006–2016) and Glen Garden Estates are 55-plus communities, with association-approved exterior palettes and owners who are home during the work. Pulte's Hampton Reserve dates to 2004–2006 and is reaching the age of its first full trim repaint, and D.R. Horton's Townes at Oak Creek are the newest homes in town.
